Type a purchase price and a rent estimate into the rental property, cap rate, cash-on-cash or 1% rule calculator, and the math runs in the browser tab you already have open. There is no submit button on any of the four tools, because there is nowhere for those numbers to go.
Purchase prices, rent figures, vacancy assumptions, loan terms and every other input across the four calculators are processed with JavaScript that runs locally. Close the tab and the numbers are gone; nothing gets logged, saved to a database, or sent to us for review.
Standard analytics record which pages get visited and roughly how long people stay, aggregated across all visitors, so we can tell whether the cap rate guide or the 1% rule calculator needs attention. That aggregate view is never tied back to a name, an email address, or a specific set of calculator inputs.
A banner appears the first time you visit. Accepting turns on analytics and ad-personalization cookies; rejecting keeps delivery non-personalized. Your browser can clear or block cookies at any point, and none of the four calculators depend on cookies to produce a result.
Ads are served through Google AdSense, which may use cookies or device identifiers to show ads based on browsing history, subject to the consent choice above. Google's own policies, not this page, govern how that advertising data gets used on their side.
The metrics reference page offers a CSV of worked cap rate and cash-on-cash examples. Downloading that file does not require an email address or any account, and we do not track who downloads it.
A small number of outbound links, mostly in article footers, point to other calculator or resource sites and may pay a commission if you click through. Whether a link pays a commission never changes which formula or figure appears on this site.
